Measurements
Room dimensions, square footage, floor plan, and suggested list price – these are just a few of the services that we can provide to REALTORS®. If you would like to request a measurement, call our office at 919-329-2997. Measurements typically range from $75 - $100 depending on location. Larger or more difficult houses will require a custom quote—please contact our office to schedule.
The first showing of many homes takes place online or the street-front brochure, so the photos you use for your listings are critical. All photos are taken with a DSLR camera, 10mm wide angle lens, with an external flash when needed. Your photos will be delivered in high resolution for use for print materials, your website or the TMLS. Click here to view some samples. |
1. Total living area is approximate. It is generally considered acceptable to be within 5% living area of another measurement performed on the same property. Because some appraisers will use different tools and methods to measure, the final number could be different. This could include, but not be limited to, using a laser measuring device or a tape measure, measuring to the knee wall or rounding dimensions, etc.
2. The appraiser performing the measurement assumes all improvements have been fully permitted and comply with local building code. If an area is in question, please verify the permits before advertising that square footage in the MLS. Also, please notify the appraiser if there is any area that is known to not be permitted and that appears to be finished.
3. If the subject has a septic tank, the appraiser performing the measurement is not making a statement as to how many bedrooms the septic tank is permitted for. It is the user’s responsibility to confirm the number of bedrooms that the septic tank permits. Please verify the septic permit for the number of bedrooms before advertising the bedroom count in the MLS.
4. On the calculations portion of the sketch page, the “Net Livable Area” stated on the bottom of the page reflects only above-grade finished area. Please see summary section for breakdown of other areas.
